This home site has 171 feet of road frontage on Hossler Road. From the road, the property line extends 427 feet back the right side across the stream and through the woods. There is approximately 100 feet on the other side of the stream. It is 311 feet across the back property line and then angles toward the middle of the property 211 feet to a point and then 164 feet to Hossler Road.

This property was tested in 2006 at 2 different locations for a standard on-site septic system as well as a modified sand mound system. Please refer to the documents for more information.

Auction Terms: Winning bidder will pay $4,000 down payment on day of sale. Balance due at settlement. Settle on or before April 30, 2018.

There is a 5% buyer's premium paid by the buyer on the winning bid. The winning bid plus the 5% buyer's premium shall comprise the total purchase price. The real estate transfer shall be calculated on the total purchase price. Buyer pays both transfer taxes.

H.K. Keller will pay a 3% commission to a real estate brokerage securing the winning bidder. The 3% commission is only payable if a signed Bidder/ Broker form is submitted to H.K. Keller by 3pm March 14, 2018, 24 hours prior to the close of the auction.

14. The auction will begin to close at 3:00pm EST on Thursday, March 15, 2017. This auction uses a soft close, which prevents sniping. Bidding will remain open for 3 minutes after each bid, until there are no more bids.

15. This is a reserve auction. The seller reserves the right to reject any and all bids.
